FAQS

1. HOW LONG ARE YOUR LEASE TERMS?

Our standard lease term is from August 14, 2025, to July 27, 2026. We do offer an academic lease term from August 14, 2025, to May 28, 2026. Every lease term has a different price. Please speak to our leasing office for more details.

2. WILL I NEED A GUARANTOR?

What is a guarantor? A guarantor is a third party, often a parent or guardian, who signs a guaranty form, which ensures the timely payment of rent each month. Is a guarantor required? No, we don't require guarantors as long as the resident meets the income and credit requirements. However, most students will find that they need a guarantor. For more information or if you are an international student please contact our leasing office.

3. WHAT UTILITIES ARE INCLUDED IN MY UTILITY FEE?

At HH Eleanor, your utility fee includes: trash, sewer, internet, unlimited use of laundry room, and electricity.

4. DO YOU OFFER ROOMMATE MATCHING SERVICES?

We do! What is more important than making connections that last a lifetime? We have a proven track record of connecting the right roommates. Ask our leasing office about roommate matching today for more details.

5. ARE PETS ALLOWED?

Yes! Your furry friends are welcomed at The Eleanor! There are a $250 Non-Refundable Deposit and $35.00-month pet fee on top of your monthly rental installment. There are breed restrictions so please see our leasing office for more details.

6. IS A SECURITY DEPOSIT REQUIRED? IF SO HOW MUCH IS THE SECURITY DEPOSIT? IS THE SECURITY DEPOSIT RESPONSIBLE?

Security deposit is equal to one or two month’s rent. The security deposit is refundable 30 days after you move out.

7. DOES THE ELEANOR HAVE STAFF ON-SITE?

The Eleanor employs on-call maintenance and 24-hour emergency maintenance staff. We also have a team of high-qualified management professionals that are available and ready to help residents resolve any problems that may arise with their apartments near the University of Pennsylvania, Drexel, and U-Sciences.

8. IS PARKING AVAILABLE?

Yes! We do offer garage parking for $225 per month.

9. WILL MY APARTMENT BE FURNISHED?

Furnished options start at an extra $50.00 per month and include a full-sized bed, dresser, desk, and chair.

10. ARE THERE QUALIFICATION REQUIREMENTS?

Yes. Residents must meet minimum requirements for both income and credit, in order to ensure financial obligations are satisfied. If an applicant does not meet our requirements, we require a qualified guarantor to co-sign the lease. We also screen for background and criminal. Contact us to learn more about our requirements.

11. WHAT'S INCLUDED WITH MONTHLY INSTALLMENT PAYMENTS?

Apartment features are included with monthly installment payments. Your $75.00 Utility Fee covers your electricity, water, internet, and unlimited use of our laundry room. To learn more about rent and utilities, contact our leasing office today.
